The H Road/NW Study Area includes that area west of 22 Road to almost 21 Road for that area north of H Road and south of the H ½ Road Alignment. It also includes five properties located on the SE corner of H Road and 22 Road.

History
Did you know that this area was recently included in the City of Grand Junction/Mesa County’s Persigo 201 Sewer Service area? Earlier in 2006 the Board of County Commissioners and the Grand Junction City Council approved the expansion of the sewer service area to include the current study area.
This means sewer will be available to properties within the study area as sewer lines are extended. New development will be the primary source of upgrading and expanding the sewer collection system |

| Pear Park Neighborhood
Plan |
The Pear Park Planning effort began in the
winter of 2004 as a joint effort between the City of Grand
Junction and Mesa County, with the participation and involvement
of School District 51. The plan area includes both City
limits and unincorporated areas of Mesa County. The Pear
Park Neighborhood includes all properties located between
28 Road and 32 Road and between the Railroad Tracks (I-70
Business Loop) and the Colorado River. The results of this
planning effort are included in the document listed below.

Orchard Mesa Neighborhood Plan
The development of the Orchard Mesa Neighborhood Plan began in
1992 as a joint effort between the citizens of Orchard Mesa, Mesa
County and the City of Grand Junction. The final plan was adopted
in 1995. The study area of the plan is approximately 13 square miles
and is generally located south of the Colorado River, east of the
Gunnison River and west of 33 Road.
In March 2000 the Grand Junction and Mesa County Planning Commissions
updated the 1995 Orchard Mesa Neighborhood Plan and Future Land
Use Map.

Updates
- Revisions were made to the Future Land Use Map to reflect current
use and zoning in the Unaweep business area and other inconsistencies
between the adopted City Zoning Map and the Growth Plan.
- The existing mineral resource map was replaced with a new mineral
resource map for the Orchard Mesa Neighborhood Plan area.
- An addendum to the 1995 plan depicts accomplishments of the
implementation items of the plan. This addendum is placed at the
end of the Orchard Mesa Neighborhood Plan and serves as an accomplishment
reference for the remaining five years of the plan.

24 Road Corridor Plan
The
24 Road Corridor Subarea Plan was adopted by the City Council in
November 2000 and was developed to articulate a vision and to plan
and strategize for the future use and development of the project
area. This area is approximately 1,000 acres in the vicinity of
24 Road between Interstate 70 and the Mesa Mall on Patterson Road.
The Subarea Plan will assist the City of Grand Junction, utility
and service providers, and property owners in the project area as
they plan for the future use and development of the area. This will
include important infrastructure investments that will be necessary
to serve future development. (Click on the

Planning Process
In September 1999, the City of Grand Junction initiated a planning
process for the 24 Road Corridor. The purpose of this study was
to evaluate current and future market conditions in the 24 Road
Corridor, evaluate different land use and development alternatives,
identify a preferred pattern of development and formulate an implementation
strategy.

Redlands Area Plan and
Redlands Transportation Plan
The Redlands planning area is located south and west of the Colorado
River from the Highway 340 Colorado River Bridge at Fruita on the
northwest, the Colorado National Monument on the south and the Gunnison
River on the east. In concert with the Redlands Area Transportation
Study (RATS), Mesa County and the City of Grand Junction updated
the 1986 Redlands Goals and Policies Plan to reflect the specific
needs of the Redlands. The Mesa Countywide Land Use Plan and City
of Grand Junction Growth Plan, adopted in 1996, and the Fruita Community
Plan 2020 provided the basis for this more detailed neighborhood
Plan. The plans identify the needs of the area as it has changed
over the last several years. The plans provide specific policies
and implementation strategies for achieving the identified goals.
The Planning Commissions have adopted the Redlands Area Transportaion

Westside Downtown Redevelopment Study
The Westside Downtown Redevelopment Study examines the opportunities
for potential enhancement and redevelopment of the area of downtown
bounded by Main Street on the north, the railroad tracks to the
south and west, Fourth Street on the east. This area is anchored
by the proposed Grand Junction Historic Intermodal Plaza and Two
Rivers Convention Center. A grant has been received from the Great
American Station Foundation to study the feasibility and design
of the proposed intermodal plaza. The redevelopment study for the
larger area will proceed concurrent with the intermodal plaza study.
Elements of the study include transportation, parking, pedestrian
circulation, land use, streetscape historic structures, design guidelines
and an implementation strategy.
